When you buy land, look at the designated use before the price. A plot for an individual house and farmland can lie side by side. If you plan to build a house on the latter, changing its use becomes a separate matter. Ask for the title deed and read for yourself how the use is recorded.
Inspect the plot on site. Is the road asphalt or dirt? Can a car get through after rain? How far are the power pole, water and gas? Missing lines will later have to be brought in at your own expense. Have the boundaries shown from the document, not from the neighbor's fence.

What does the price of land depend on?
The price of land is mostly determined by the road and utilities: a plot with access to an asphalt road, gas and electricity costs noticeably more than a bare plot next door. The designated use matters too: land for housing usually costs more than agricultural land. Having documents raises the price but lowers the risk.
Why does the designated use of land matter?
The designated use determines what you can build on the plot. If you want to build a house, the land must be allotted for housing or individual construction; a house on agricultural land can turn into problems. Read the designated use in the document, not from the seller's words; if in doubt, check with a lawyer before buying.
Which documents should I check when buying land?
The main document is the title deed: it must have the owner's name, the area and the designated use of the plot. Compare the area in the document with the fence on site; disputes with a neighbor over the boundary most often start here. Whether the plot is pledged or under arrest, find out from the registry certificate. Land without documents is cheaper, but registration problems then fall on the buyer.
