Apartments for sale in Baku: prices and choosing by district
When you buy an apartment in Baku, the conversation often starts with the district. The closer to the center, to Sabail and Nasimi, the more expensive a square meter is, and old-building apartments there aren't cheap either. In the settlements of Sabunchu and Surakhani districts you can find a bigger apartment for the same money, but the commute is longer. We've gathered how the districts differ in a separate article.
In a new building the main question is the title deed. Some buildings are still sold without an extract, and such an apartment usually can't be bought with a mortgage. The "Has title deed" and "Mortgage available" filters narrow the list by exactly these conditions, and we explained the risks in the article on property without a title deed.
There are currently 1,892 listings. You can compare the average price and the price per square meter by district in the price statistics for Baku. The "Verified account" badge next to the seller's name means they have confirmed their identity; it doesn't replace checking the apartment's documents.

There are currently 1,892 apartment-for-sale listings on this page. The number includes both new and old buildings; you can separate them with the "Building type" filter. When a listing expires, it leaves the search and the counter goes down.
What do apartment prices in Baku depend on?
Price is determined first of all by place: the neighborhood and the distance to the metro or the center. Even on one street, a square meter in a new building and in an old building costs differently. An apartment with a title deed and renovation sells for more than one without documents and renovation, so compare listings by price per square meter. You can see the average price per square meter by city in the "Prices" section.
Which documents should I check when buying an apartment?
Ask the seller for the title deed, the technical passport and ID; the name on the extract must match the ID. A certificate from the registry will show that the apartment is not pledged or under arrest. Don't forget two questions specific to an apartment: are the electricity, gas and water debts paid, and who else is registered at the address.
Which is better to buy: a new building or an old building?
If ready documents and an established neighborhood matter, look at old buildings; if an elevator, parking and a new building matter, look at new buildings. In a new building the title deed may be delayed, and the apartment is often handed over in a shell condition, meaning you add renovation costs. In an old building, ask about the age of the building and when the common property, the roof and pipes, was last repaired.
How do I buy an apartment with a mortgage?
First get a preliminary approval from the bank based on your income, then look for an apartment for that amount. You can narrow the list with the "Mortgage available" filter. In a listing tagged "Ready mortgage," the apartment is already under a mortgage; discuss the remaining debt separately with the seller and the bank.
