Apartments for rent in Baku: near the metro, monthly prices
Many people search for an apartment to rent in Baku along the metro line. If your work is near Ganjlik, living near Narimanov or Ulduz means less time on the road. And in a settlement far from the metro, you pay for a cheap apartment every day on the bus. In the central districts the monthly rent is high; the average rent by housing type is on the Baku prices page.
Among the 821 listings, the "Families only" filter will save single people time: some owners rent only to families and say so in the listing. Put the agreement on paper: the rental contract should also cover the return of the deposit and the security payment. There are currently 821 apartment-for-rent listings. An expired listing leaves the search, but some owners forget to delete a listing after renting out the apartment, so when you call, ask whether it is still free. You can pick the options you need with the "Furnished" or "Families only" filters.
What do apartment rental prices in Baku depend on?
First of all, on the location and on whether the apartment is furnished. An apartment within walking distance of the metro or the center rents for more than the same one you have to take a bus to. A combi boiler, air conditioning and a washing machine also raise the price. You can see the average monthly rent by city in the "Prices" section.
Is it necessary to sign a rental contract?
Yes: if a dispute comes up, the written contract is your main evidence. Put in it the monthly amount, the deposit, who pays utilities and how many days' notice is needed before you move out. Before signing, look at the owner's title deed to make sure the apartment really is theirs. A ready sample contract is in the "Guides" section.
How much is a deposit usually?
Most often it equals one month's rent, sometimes two months are asked. The deposit is returned when you move out if the furniture and renovation are in the condition you received them. On move-in day, photograph the rooms and write down the meter readings: if a dispute about damage comes up later, you will have evidence. The "No deposit" filter shows listings from owners who don't take a deposit.
Are utilities included in the price?
In most apartments no: the tenant pays for electricity, gas and water themselves by meter. The "Utilities included" filter finds the options where they are included. Ask separately about the building maintenance fee and in whose name the internet is registered. How much the gas bill rises in winter when the combi boiler is running, you can find out from last year's receipts.
