Old buildings in Baku: affordable apartments, prices and listings
The advantages of an old building are well known: the building has settled, the neighborhood has formed, and the school and market are close. The surprises are inside the apartment. If the balcony is glazed and joined to the room, or the kitchen has been moved, the actual area won't match the figure on the title deed. Be sure to find out whether these changes are entered in the document.

Look at the top floor: check for stains on the ceiling and ask the neighbors whether the roof leaks. Low-rise old buildings usually have no elevator: climbing up every day with a stroller is not the same as coming once for a viewing. In a Khrushchyovka the rooms are small, while a Stalinka has high ceilings and thick walls, which is the reason for the price difference.

The documents are usually long since ready, so the deal goes through without waiting for the title deed. Start with the building itself: is the roof leaking, is there water in the basement, are there cracks in the walls. Ask when the plumbing and wiring in the apartment were replaced. In many old apartments the balcony is glazed and joined to the room, or the kitchen is merged with a room; if these changes are not in the technical passport, questions may arise at the deal.
Can I buy an apartment in an old building with a mortgage?
Yes, an apartment in an old building with a title deed can be bought with a mortgage, but the Fund mortgage does not apply to apartment buildings built before a certain date, and the bank looks at the age and condition of the building. First the bank appraises the apartment, and the age and condition of the building can affect the amount. Pick suitable listings with the "Mortgage available" filter; the rate and term depend on the bank.
