Frequently asked questions

How many new buildings in Lankaran are there now?
There are currently 3 listings for apartments in new buildings for sale. The list may include both completed buildings and projects under construction; the "Has title deed" filter separates those with ready documents. Expired listings do not appear in search results.
What should I pay attention to when buying an apartment in a new building?
First of all, the developer: whether they delivered earlier buildings on time and whether the residents there received title deeds. In a building under construction the apartment is cheaper, but handover can drag on, so the contract must include the handover date and liability for delay. Also clarify the condition the apartment is handed over in: black shell or renovated.
When is the title deed issued in a new building?
Usually after the building is commissioned and the apartment is registered in the state registry. On some projects this drags on for a long time, and until then all you hold is the contract with the developer. An apartment without a title deed usually can't be bought with a mortgage; in a building under construction there is a possible exception: the apartment is bought together with a share of the land under a notarized contract, and a security entry is made in the state registry in the buyer's favor. Whether to lend on such a project is up to the bank. Before buying, ask the developer in writing whether the building has been commissioned.
Can I buy a new building in installments?
Yes, many developers offer their own installment plan; this is an arrangement directly with the company, not with a bank. The down payment, the term and the terms in case of late payment vary from project to project, and all of it should be written in the contract. After the building is commissioned and the title deed is issued, a bank mortgage becomes available in the usual way. If the seller agrees to a barter, the listing shows the "Barter possible" tag.
