Apartments in new buildings: prices and listings
In a new building, the first thing to look at is the title deed for the building. The building is commissioned, people have moved in, and still there is no document: this happens fairly often, and banks usually don't give a mortgage on an apartment without the document. If you are buying with a loan, start your search with the "Has title deed" and "Mortgage available" filters; "Ready mortgage" shows apartments that already have a mortgage on them.
Then look at the condition the apartment is handed over in. A shell looks cheap, but the floor, electrics, doors and plumbing fall on you. The "Renovation" filter separates such apartments from renovated ones. Is gas connected to the building, is heating from a combi boiler or central: ask this question of both the seller and the neighbors.
If you are investing in a building under construction, go and look at the buildings the developer completed earlier. What to look at in the contract is covered in detail in the article on buying an apartment in a new building.
