Rentals in Baku: houses and commercial properties, monthly prices
Monthly rentals of apartments, houses, offices, commercial properties and garages are in one list, 1,278 listings in all. Daily rentals are in a separate section. Choose a type and "Budget" and the list gets much shorter.
Most disputes with the owner later come down to money. Usually a deposit is requested along with the first month's rent. Agree in writing what can be deducted from the deposit when you leave and who pays the utility bills. If a listing was posted by an agent, ask about their commission before you meet.
In apartment listings, look for the "Families only" note: if you are single or a student, don't waste time on those apartments. If you need a ready text, you can fill in your own terms in this sample rental contract.
This section in numbers: the average rent is 700 AZN a month. Most listings are between 350 and 2,500 AZN a month. Based on 1,273 current listings on Birev; the figures update as the listings change.
Frequently asked questions
How many listings for rent in Baku are there now?
There are currently 1,278 listings across all rental types: apartments, houses, offices, commercial properties, garages and land in one list. Expired listings are not counted. When you choose a property type, the number goes down and the filters for that type open up.
How do I narrow the search by property type, number of rooms and price?
First choose the property type: the number of rooms, area and other filters appear after that. The "Budget" filter works right on this page: enter the lower and upper limit of the monthly amount. Choosing a district and a metro station will shorten the list even more.
Do I need a rental contract and a deposit?
A contract is needed, and a deposit is the owner's condition: most ask for it, some don't. For an apartment or house the deposit is usually equal to the monthly rent; for an office or commercial property sometimes more is asked. List in the contract for what damage money can be deducted from the deposit. Listings with the "No deposit" tag have no such payment at all.
Can I contact the owner directly?
Yes, you call the number in the listing yourself; Birev does not take part in the conversation. But the number doesn't always belong to the owner: the listing may have been posted by an agent, so at the start of the call check who you are talking to. The "Verified account" badge next to the name means the user has confirmed their identity. If something in a listing looks suspicious, press "Report listing."
What does the rent depend on?
First of all, the type of property: on the same street the rent for a garage, an apartment and an office is worked out in completely different ways. For an apartment and a house, location, furniture and renovation decide; for an office and a commercial property, street access, floor and square meters. Compare within one type: the "Prices" section shows the average rent for the main types separately.
