Apartments for rent in new buildings in Baku: monthly prices
In a new building, besides the monthly rent, there are the building's own costs. Agree with the owner in advance who pays the elevator fee and the yard cleaning. Heating in such buildings is most often a combi boiler in the apartment, which means you pay for gas in winter.
If you have a car, turn on the "Parking space" filter and look only at those of the 550 listings that have a space: not every new building has underground parking, and where there is, the space is sometimes rented for extra money. If the building has just been completed, find out whether the neighbors have finished their renovations. Waking up to a hammer drill is not something rental prices mention. Put who pays for maintenance and gas into the rental contract.

There are currently 550 offers for monthly rent in new buildings. You can narrow the list with the "Furnished" and "Parking space" filters. If the owner rents the apartment only to a family, the listing has a "Families only" tag.
In what condition are apartments in new buildings usually rented out?
Usually with renovation and furniture, but in recently completed buildings there are plenty of empty, unfurnished apartments too. For a furnished apartment, list the furniture and appliances that stay in the contract. In an empty one, check whether the gas, electricity and water meters are connected: in new buildings gas is sometimes connected late.
Are utilities included in the monthly rent?
In most cases no: electricity, gas and water are paid separately by meter. In a new building a building maintenance fee is added, covering the elevator, cleaning and security. Agree in advance who pays it, the tenant or the owner. If a listing says utilities are included in the rent, put that in the contract too.
What are the advantages of a new building for a tenant?
An elevator, new utilities and often an individual combi boiler: in winter you control the heat yourself. Many buildings have underground parking and a guard at the entrance. There are downsides too: in a new building the noise of renovation in neighboring apartments can last a long time, and the rent is usually higher than in an old building in the same district. At the viewing, ask whether renovation is going on on the floor.
What can I expect for the rental term and deposit?
The contract is usually signed for a long term, and a deposit is asked at move-in, sometimes together with the first month's payment. Write into the contract when the deposit is not returned and what happens on early move-out. In a new building the furniture and appliances are new, so it is especially useful to attach photos of their condition to the handover act.
