About the property market
All kinds of listings on one page: apartments, houses, offices, land, garages and commercial property. You can see sales, long-term rentals and daily rentals in one list and compare them.
Use the filters for city, district, price range, number of rooms and area to narrow your search in a few seconds. You can also sort the results by price or date.
Every listing goes through moderation before it's published — so you can be sure the address, price and photos are real, and contact the person who posted it — the owner or an agent — directly, with no middlemen.
Frequently asked questions
What is a title deed (kupcha) and why does it matter?
The title deed (kupcha), officially an extract from the state registry, shows in whose name the property is registered. It is first of all what proves the seller is the owner. An apartment without a title deed usually can't be bought with a mortgage, and selling it later is not easy either. At the viewing, compare the name in the extract with the seller's ID.
How is a property sale formalized?
A notary certifies the purchase and sale contract, and ownership passes to the buyer after registration in the state registry, which issues a new extract in their name. Bring both parties' ID and the title deed to the notary; if the seller is married, a notarized consent from the spouse is also needed. Confirm the full list in advance. Before paying a deposit, ask the seller for a fresh registry certificate: it will show whether the property is pledged or under arrest.
Which documents should I check when buying property?
Start with the title deed, then look at the technical passport and the seller's ID. Compare the plan in the technical passport with the apartment itself: a knocked-down wall or a joined balcony that isn't on paper later becomes a subject of dispute. If someone other than the seller is handling the deal, for example a relative, ask to see a notarized power of attorney and check its term.
What do I need to get a mortgage?
The bank usually asks for a certificate confirming official income, money for the down payment and a property with its documents in order. A house without a title deed is, as a rule, not accepted as mortgage collateral. Income requirements and the size of the down payment depend on the bank. You can find suitable listings with the "Mortgage available" filter, and you can calculate the monthly payment in the mortgage calculator on the site.
Can I post a listing for free?
Yes, you don't pay to post a listing within the free limit. You confirm your phone number with an SMS code, and the listing appears on the site after a moderator checks it. Listings over the limit need a package; "Bump up," which moves a listing to the top of the list, and "Premium" are also paid services.
