In a rented private house your neighbor may be the owner themselves: there are two houses in the yard, and their family lives in one. That isn't bad, but find out before you move how you'll share the yard and the parking space.

Count winter as well as summer. A private house is colder than an apartment, and heating a big house with a gas stove or combi boiler in winter is a serious expense. Who looks after the trees and waters the garden shouldn't be left to a verbal agreement either; put it in the contract. If you need a ready text, take the sample rental contract and add your terms.

Who takes care of the yard and garden?

Usually the everyday work falls on the tenant: watering the trees, sweeping the yard, mowing the grass. Bigger jobs, like cutting down a tree or fixing the fence or gate, are more often taken on by the owner. Every house settles this differently, so put it in the contract as a separate clause. Also keep in mind that if you water the garden in summer, the water bill will go up.

Are houses for rent furnished or unfurnished?

Both exist; the "Furnished" filter picks out the furnished houses. You can move into a furnished house without a moving truck, while an empty one suits you if you want to bring your own furniture. Ask whether the owner keeps their belongings in a storeroom or attic: in private houses that is common.

How is a house heated and what does winter cost?

It depends on the house: a combi boiler, a stove or electric heaters. Winter costs are determined by the number of rooms, the thickness of the walls and the windows, so find the exact sum from last winter's gas and electricity receipts. Heating all the rooms is usually more expensive than an apartment; you can keep the rooms you don't use closed.

How do I set up a long-term contract and deposit?

The contract is made in writing; check the owner's identity against the title deed. Put in the term, the monthly amount, the size of the deposit and the terms for returning it. A private house needs extra clauses: who uses the yard, garage and garden, and in what cases the owner can come into the house. The deposit is usually equal to the monthly rent.
